MYRTLE BEACH, SC — Myrtle Beach City Council has approved two new pilot programs aimed at improving storefronts and reducing long‑term commercial vacancies. The Façade Improvement Program and the Vacant Storefront Incentive Program were adopted during the council’s August 25 meeting and will take effect September 1, 2026.
The Façade Improvement Program offers reimbursement for exterior upgrades to commercial buildings throughout the city. Business owners may receive up to a 50% match for eligible improvements, with a maximum reimbursement of $10,000. Qualifying projects include signage, awnings, storefront windows and doors, structural repairs, brick repointing, exterior lighting, painting, façade cleaning, restoration of architectural features, and removal of incompatible materials.
The Vacant Storefront Incentive Program focuses on long‑vacant commercial spaces in designated areas of downtown Myrtle Beach.
Property owners with storefronts in the ART or C‑7 zoning districts may qualify for reimbursement of certain fees associated with placing new tenants in spaces that have been at least 66% vacant for one year. Eligible reimbursements include primary building permit fees and business license fees, up to a cumulative maximum of $3,000 over three years unless otherwise authorized.
City officials say both programs are intended to support private reinvestment, reduce prolonged vacancies, and improve the appearance and economic vitality of Myrtle Beach’s commercial corridors.
