OAK ISLAND, NC — Airbnb is rolling out new platform rules starting November 20, 2026, that eliminate guest checkout chores and strip away custom host rules for coastal rentals across Brunswick and Horry counties.
The update replaces custom rules with seven standard fields—including quiet hours, pet policies, smoking restrictions, and a mandatory fixed cap on maximum overnight guests.
Here is what local hosts and travelers need to know:
What Changes for Guests
-
No More Checkout Chores: Guests can no longer be asked to strip beds, wash dishes, start laundry, or haul trash.
-
Optional Requests Only: Anything outside the 7 standard rules is considered a courtesy request, not a requirement. Guests cannot be fined or penalized for ignoring them.
-
Fewer Formalities: Hosts can no longer mandate separate rental agreements, collect guest IDs/contact info (unless required by local law or HOAs), run background checks, or issue custom host fines.
What It Means for Hosts
-
Rethinking Turnovers: Local cleaning crews report longer turnaround times as they take on tasks guests used to do, forcing hosts to adjust cleaning schedules.
-
Firm Guest Caps: Older cottages that previously allowed flexible sleeping arrangements must now specify an exact overnight guest limit.
-
Action Required: Hosts must update their listings to the new standard format, remove chore lists, and clear out unenforceable requirements before November 20, 2026.
While mandatory checkout tasks are officially a thing of the past, local hosts emphasize that basic courtesy still goes a long way toward keeping the coastal rental market running smoothly.
