SHALLOTTE, NC — The Brunswick County Board of Commissioners will hold a public hearing next month to consider a major modification and expansion request for Ibis Bay, a sprawling residential development planned near Shallotte.

The hearing is scheduled for November 16, 2026, at 6:00 p.m. in the Commissioners Chambers of the David R. Sandifer Administration Building, located at 30 Government Center Drive NE within the Brunswick County Government Center.

The petition, designated as PD-190, seeks changes to a prior approval originally granted on September 13, 2004. The original approval authorized 1,221 residential units across approximately 612.40 acres, resulting in an overall density of 2.0 dwelling units per acre.

Under the proposed modification and expansion, the development footprint would increase to approximately 621.50 acres. The updated plan calls for 1,140 single-family units, lowering the overall density to 1.83 dwelling units per acre.

Residents wishing to attend can participate in the hearing to listen to the proceedings or share public comments regarding the proposed changes.
